Policies for the 2013 season (Take note as this differs from prior seasons significantly.)
Changes in Summary, for Your Convenience...
The cottages will be clean with fresh linens and fluffy clean pillows on the beds, fresh white
bath towels, and kitchen towels (and more) when you arrive. This season we will be providing daily
housekeeping services.
Our cottages have kitchens or kitchenettes in which to fix meals but dining at a local restaurant can be a lot of fun. Our kitchenettes have a refrigerator, sink, counter, automatic coffee maker, toaster, electric or convection
hot plate, and microwave oven. Our full kitchens are complete with the preceding and also an oven and stovetop
burners. A large assortment of utensils, dishes, pots and pans are provided. We ask that you wash your own dishes
and leave the kitchen/ette as clean as you found it.
Added Amenities and Services in 2013:
Extended Stay Discount
Reservations for stays of 2 weeks or longer earn a 10% discount. This applies only to reservations which include no days during the month of August. Should reservations span other discounted or "specials" periods, only one discount will be applied for any time period.
Hide-a-beds, Porta-cribs and High Chairs
There is a supplemental fee of $15/person/day for each extra guest (over the age of 7) who sleeps on a hide-a-bed sofa in the living room. We do not have roll-aways, but do have porta-cribs and high chairs at no charge. Cottage maximum occupancies apply. No sleeping bags or personal inflatable mattresses allowed to accommodate extra people.
Deposits
We charge a $200 refundable security deposit, which will be returned two weeks after departure unless there is
damage or the cottage is left in poor condition.
We ask a deposit of 50% of the total amount including tax and security at the time of the reservation and then
the balance one month before arrival. The Maine State lodging tax for 2013 will be 7%. We would prefer a
check, however in lieu we will accept MasterCard, Visa, and Discover. We require that a credit card number be
kept on file for all reservations.
Check-in Time
Check-in time is anytime after 4 p.m. We will leave a welcome note on the bulletin board on the old hotel porch with a telephone number to call if you need any assistance. (Note: check-in location may vary through the season.) Requests for early check-ins must be approved in advance, thank-you. Please inquire ahead of time. Some restrictions apply.
Check-out Time
Checkout time is anytime prior to 11 a.m. Requests for late checkout must be approved in advance, thank-you. Please inquire ahead of time. Some restrictions apply.
Smoking
We ask you not to smoke inside any of our buildings, thank you. Smoking is allowed outside only in approved locations. Smoking is not allowed in the Barn or on the Barn porch or in areas generally designated for public use. We request that smoking materials be extinguished in the proper receptacles and not on the grounds or trails.
Pets/Dogs are Wecome in Birches Cottage
This season we heartily welcome guests in Birches Cottage who desire to vacation with their dog. In consideration of our other guests, however, we do not allow dogs on Oakland House grounds in other than those areas designated. Dogs must be on leash at all times. We charge $10/day per pet; one pet per cottage. We have a supplemental Dog Friendly, Dogs Welcome Policy. I confess that I am allergic to cats, so cats are generally not allowed in any of our cottages.
Substitution of Accommodations
Occasionally through unforeseen circumstances an accommodation may have to be changed. If at all possible, guests are consulted prior to arrival. When a more expensive accommodation is substituted, guests are not charged for the difference. If it is necessary to substitute a less expensive accommodation, the lower price will be charged.
Cancellation or Date Changes
Deposits are refundable for reservations cancelled or changed to different dates more than forty-five days prior to arrival date (sixty days for reservations longer than two weeks or those that involve more than one accommodation). Deposits for reservations cancelled or changed to different dates less than forty-five days prior to arrival date are refundable only if another guest can fill the space. Guests shortening their stay by arriving later than their scheduled arrival date or departing in advance of their scheduled departure date will be charged for the entire time reserved unless the space can be subsequently filled by another guest.
Beaches
The beaches are "glass free", "alcohol free", "smoke free", and “pet free” zones, thank-you. Our neighbors and ourselves welcome you to the ocean and lake beach but these are strict regulations. Kindly respect the peace and quiet of the days and evenings on this gentle coast of Maine. Fires are not allowed on the beaches at any time.
Boats and Boat Launching
We encourage you to bring your own kayak, canoe or small boat. It’s also easy to arrange to have a kayak or
canoe delivered to the Oakland House for use while you are here. There are local businesses that provide
such services.
Lake boat launching facilities are available now at the Brooksville-Sedgwick Public Landing. It’s a great facility
that now enables guests to put in a “clean” kayak, canoe, or small powerboat. We do NOT advocate the use of
jet skis on this body of water, nor do our neighbors. As the lake is drinking water pure and free of invasive
plants your boat must be absolutely clean of contaminates from other lakes.
Ocean boat launching facilities for larger boats are available at Bucks Harbor Public Landing.
While there are some boats moored near our ocean side dock at Herrick’s Landing, there are no guest moorings
available. You may drop anchor however and come ashore with your own dingy. Our dock is for boarding purposes
and not for tying up guest’s boats. Row boats and dingies there are ALL privately owned. You may keep your dingy,
kayak or canoe on the grassy area by the apple tree at Herrick’s Landing during your stay. Small boats may be launched at Herrick’s Landing
by Oakland House guests with our prior permission. There are many submerged rocks along our shore and thus the oceanfront is not suitable
for jet skis. Additionally, we have a place where you can store your small boat trailer while you are staying with
us. The tides rise and fall 12 – 15 feet twice a day which makes a wonderful beach combing opportunity for all.
Grounds and Trails
This is a pastoral community with quiet pursuits the norm. The consumption of alcoholic beverages in your accommodation is your prerogative; however, it is not allowed in public areas, the woods, trails, and grounds. Bonfires are not permitted on any part of the property. We subscribe to the "Leave No Trace" philosophy. Take out only what you came in with.
FREE WiFi in Cottages
The cottages all have “country” WiFi that is sufficient for most information queries, email and facebook on a laptop or smart phone. It is not sufficient for large file uploads or streaming video or audio.
Staff Availability
While our cheery staff loves to answer your questions, they are often out and about during the day. During normal office hours in season a staff member is generally available to answer questions and provide local recommendations.Policy Changes
