Cottage Policies
Cancellation or Date Changes: For reservations of cottages and the Acorn Guest House deposits are fully refundable if the reservation is changed or cancelled more than forty-five days prior to arrival. Stays cancelled or changed fewer than forty-five days prior to arrival will be refunded only if we are able to re-book.
Birches Cottage
Substitution of Accommodations: Due to unforeseen circumstances, a guest’s accommodation may need to be changed. If at all possible, guests are consulted prior to arrival. When a more expensive accommodation is substituted, guests are not responsible for the difference in price. If it is necessary to substitute a less expensive accommodation, the lower price will be charged.
Reservation Deposits: A deposit of 50 percent of the total reservation, including tax, and $200 refundable security deposit are required at the time of reservation. The remaining balance is due one month before arrival. Checks are preferred, however, we also accept MasterCard, Visa, Discover and American Express. We require a credit card number to be kept on file for all reservations.
Security Deposits: The required $200 security deposit is returned within two weeks of departure unless the cottage is damaged, left in poor condition, guests smoked inside the premises or they checked out late without prior permission.
Sleeper sofas, Pack n’ Plays and Highchairs: All cottages have a pull-out sleeper sofa in the living room. We also provide pack n’ plays and highchairs at no extra charge. Sleeping bags and personal inflatable mattresses are not allowed in our cottages due to the risk of introducing bed bugs. Individual cottage maximum occupancies apply.
Grindstone Cottage
Check-in Time: Check-in is 3 p.m. If we are out of the office at the time of a guest’s arrival, we will post "Welcome and Check-in" instructions on the bulletin board by the Oakland House Inn office door. Requests for early check-ins must be approved in advance, but we will do our best to accommodate guests.
Check-out Time: Checkout time is 11 a.m. Requests for late check-out must be approved in advance. Unauthorized late check-outs will be subject to a $100 fee, deducted from the security deposit.
Smoking Policy: We do not permit smoking of any kind inside any of our buildings or in public areas. For fire safety, all smoking materials MUST be extinguished in designated receptacles and not on the grounds or trails. Any evidence of smoking found in guest cottages will result in a $200 cleaning fee.
