Welcoming guests to the Maine coast for 135 years

 

Reservation Deposits: At the time of reservation, we require a deposit of 50% of the total reservation including Maine lodging tax and $200 refundable security deposit for our cottages and Acorn Guest House. The remaining balance is due one month before arrival. We would prefer a check; however we also accept MasterCard, Visa, Discover and American Express. We require a credit card number to be kept on file for all reservations. 

Security Deposits: We charge a $200 refundable security deposit for our cottages and Acorn Guest House, which will be returned within two weeks of departure unless there is damage, the cottage is left in poor condition, or there was an unauthorized late checkout or smoking fee.

Cancellation or Date Changes: We are a small resort, open for roughly six months during the year, so we must adhere to a clear and firm cancellation policy.  For reservations of cottages and the Acorn Guest House deposits are fully refundable if the reservation is changed or cancelled more than forty-five days prior to arrival.  Stays cancelled or changed fewer than forty-five days prior to arrival will be refunded only if we are able to re-book.  For reservations in one of the ten rooms in the inn, payment is refundable up to 30 days prior to arrival.  We will refund 50 percent of the reservation payment up to 14 days prior to arrival.  There are no refunds offered after 14 days for any reason.

Check-in Time: Check-in time is 3 p.m. If we are out of the office at the time of your arrival, we will post your "Welcome Packet and Check-in" instructions in an envelope on the bulletin board by the inn office door on the porch. Requests for early check-ins must be approved in advance.

Check-out Time: Check-out time is any time prior to 11 a.m. Requests for late checkout must be approved in advance. Unauthorized late check-outs will be subject to a $100 late fee.

Substitution of Accommodations: Occasionally through unforeseen circumstances an accommodation may have to be changed. If at all possible, guests are consulted prior to arrival. When a more expensive accommodation is substituted, guests are not charged for the difference.

Sleeper sofas, Pack n’ Plays, and Highchairs: All of our cottages have a sleeper sofa in the living room. We also have pack n’ plays and highchairs available upon request at no charge. Sleeping bags and personal inflatable mattresses are not allowed due to the risk of introducing bed bugs.

Smoking Policy: We do not permit smoking of any kind inside any of our buildings or in public areas. Ashtrays are provided in the kitchen cupboard for smoker's use on your cottage patio. For fire safety, all smoking materials MUST be extinguished in designated receptacles and not on the grounds or trails. Any evidence of smoking found in guest cottages, inn rooms, or the Acorn Guest House will result in a $200 cleaning fee.

Pet Policy: Dogs are allowed in Birches and Grindstone cottages only. They must be on leash at all times on the grounds. We charge $25/day per dog with a two dog max. Dogs do not have access to Oakland House beaches. No cats allowed. Please see our Pet Policy. 

Housekeeping: In 2020 we discontinued daily housekeeping in an effort to limit personal contact with guests. Instead, we offer cleaning kits containing supplies for light housekeeping and disinfecting. Extra linens and towels are provided in each cottage. We overstock inn rooms with extra towels. Our housekeeping staff is happy to replenish supplies immediately upon request.

Firewood: All cottages are stocked with firewood and kindling. Small portable crates with extra wood and kindling are also available to guests for pickup on the porch beside the office door. Firewood deliveries are made by request.

Kitchen Facilities: Our cottages have full kitchens or kitchenettes, including a large assortment of utensils, dishes, pots and pans. Our kitchenettes have a refrigerator, sink, automatic coffee maker, toaster, electric or induction hot plate and microwave oven. (See specific cottage descriptions.) Inn rooms do not have any kitchen appliances. If guests need to refrigerate items, please contact the main office.

WiFi: The Oakland House property has "country" WiFi that is sufficient for most information requests, Google queries and email on a laptop or smartphone. No streaming services will be available. Please refrain from using WiFi-calling on site as it will overload the network.

Beaches: The beaches are "glass free,”, "alcohol free,” "smoke free,” and "pet free" zones. Fires are not allowed on the beaches (or grounds) at any time.

Quiet Hours: Between the hours of 10 p.m. and 7 a.m. we ask that you respect the peace and quiet of the days and evenings on this gentle coast of Maine. Loud parties with outside guests are not allowed.

Alcoholic Beverages: Alcohol is not permitted in public areas, the beach, woods, trails and grounds. Catered events are the exception.

Barbecue Grills and Bonfires: We do not allow the use of charcoal grills for fire safety reasons. Portable propane grills rented through the Oakland House may be used with proper safety precautions on decks or patios with permission in advance. Grills may be rented for $40/day. Bonfires are not allowed.

Grounds and Trails: This is a pastoral community with quiet pursuits the norm. We subscribe to the "leave no trace" philosophy. Take out only what you brought in.
